How much will it cost?
We have set out below our fees in respect of the purchase or sale of a property together with the likely disbursements in respect of such transactions. Disbursements are payments which have to be paid on your behalf to third parties such as Land Registry fees.
Sale
Legal fees - £495.00 to £2,500.00 plus VAT (charged at 20%)
Land Registry fees - £6.00 to £50.00
Banking Fees - £15.00 to £45.00
In relation to the sale of a leasehold property there maybe further disbursements payable to the Landlord and/or Managing Agents. These fees can range from £75.00 to £500.00 and can only be ascertained from consideration of the Lease or enquiries with the Landlord and/or Managing Agents.
Purchase
Legal fees - £475.00 to £3,000.00 plus VAT (charged at 20%)
Searches – from £192.00
Land Registry fees – from £5.00
Banking Fees - £15.00
Land Registry registration fees - £20.00 to £910.00
Stamp Duty – This depends upon the purchase price and can be calculated by using HMRC’s website at https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro or if the property to be purchase is in Wales by using the Welsh Authority’s website at https://gov.wales/land-transaction-tax-calculator

How long will my conveyancing transaction take?
How long it will take will depend upon many factors, such as the number of parties in the chain, but the average process can take between 8 to 16 weeks. An indication of the key stages during the conveyancing process are as follows:
- Carry out Identification and Money Laundering Checks
- Obtain the contract documentation
- Make enquiries on the title to the property
- Obtain searches for the property
- Review any mortgage offer
- Obtain your signature on the contract and exchange contracts
- Obtain your signature on the Transfer Deed
- Obtain your signature on the Mortgage Deed if applicable
- Carry out HM Land Registry and Land Charges searches
- Provide a completion statement and effect completion
- Calculate stamp duty land tax (SDLT) and prepare and submit online to H M Revenue & Customs the appropriate SDLT form
- Register the purchase and mortgage, if applicable, at H M Land Registry.
