Back to NewsBuying a home is often and exciting and daunting prospect, but without the help of a solicitor it can also be a minefield. We are qualified in all areas of property law and are there to help you avoid any potential problems and to protect your interests at every step, from making an offer to finally getting the keys to the door.
What we do
Once you have confirmed your instructions we will contact the sellers solicitor to ask them to provide us with the contract documentation. A form listing the fittings and fixtures will also be provided which you will need to check.
We will make various searches, including enquiries of the local authority, mining and contaminated land. If any of these searches show matters of concern we will advise you before proceeding.
We will advise you in respect of obtaining a survey of the property. This can help reassure you that the property has no hidden, expensive surprises. We would also advise you to have a qualified engineer check the gas and electrics of the property, if there are any defects then you may be able to negotiate the price or that they are rectified by the seller.
You will need to sign a contract and we will explain the terms with you. Contacts are then exchanged, this is the point at which there is no return so you need to be sure you want to proceed before this takes place. A date is then set for completion.
On the completion date the moneys are paid to the seller and the keys are released to you.
Things to consider
If you are buying a home with someone else in joint names you may need to enter into a Deed of Trust to set out what share of the property each person owns. If you do not have a Will you should consider making one, and if you do have a Will you should update it.
